Lawrence County Market Check: Do Homes Around Bedford Really Sit?
Not the way people tend to think. From July through September 2026, single-family homes in Lawrence County took a median of 38 days to sell, down from 46 days over the same months of 2025, according to the Indiana REALTORS housing data hub. What has changed is how many homes there are to choose from.

So do homes around Bedford really sit?
Half of the homes that sold in September took 40 days or less. That's a few days slower than last September, but one month doesn't tell you much here. The median was 53 days in July, 24 in August and 40 in September.
Lawrence County closes about 45 single-family homes in a typical month, so a handful of sales can swing the number. The steadier read is July through September, when the median was 38 days, compared with 46 a year earlier.
Some homes do sit, of course. A median doesn't tell you about any one house. In my experience, price and condition usually explain the difference.
Are there more homes for sale around Bedford?
Yes. Months of supply rose from 5.0 to 5.9 in a year. New listings climbed through the summer, from 82 in July to 100 in August and 106 in September. Over the 12 months through September, 550 single-family homes sold in the county and 839 came on the market.
Months of supply estimates how long it would take to sell everything listed at the current pace if nothing new came on the market. Housing economists typically call five to six months balanced, according to the National Association of Home Builders. At 5.9, Lawrence County is near the top of that range. Monroe County was at 5.0 in September, as I wrote in my Monroe County market check.
Did home prices around Bedford go up or down?
Up a little from a year ago, but I wouldn't lean on one month. Here's the monthly median, as the data hub shows it now:
April: $210,900
May: $247,250
June: $237,450
July: $239,900
August: $227,300
September: $220,000
From July through September, the median was $230,000, compared with $220,000 over the same months of 2025.
If you read my last check, Lawrence County Market Check: How Fast Are Homes Selling Around Bedford?, a few August figures look a little different now. Days on market shows 24 instead of 26, and months of supply shows 5.4 instead of 5.5. The data hub updates past months as more information gets reported, so these are the current figures.
What does this mean if you're selling in Lawrence County?
You have more competition than you had a year ago. Homes sold for 92.0% of list price in September, so plan on some negotiating. Let's start with the numbers: we look at what has recently sold and price the home just below what the market will truly pay for it. A home that's clean, repaired and ready on day one gives buyers fewer reasons to pass. My Bedford and Springville market update has more on what homes sold for earlier in the year.
What does this mean if you're buying around Bedford?
You have more homes to look at and likely more room to negotiate than you had a year ago. But half of the homes that sold still went in 40 days or less, so a well-priced house may not wait long. How much to offer is always your decision. I'll give you my best advice, based on what the numbers and the particular house are telling us.
