Lawrence County Market Check: How Fast Are Homes Selling Around Bedford?

Half of the single-family homes that sold in Lawrence County in August took 26 days or less to sell, according to the Indiana REALTORS housing data hub. That's a quick pace for a county with more than five months of homes on the market, and it's the number I'd want anyone thinking about Bedford, Springville, Mitchell or Oolitic to see first. I've worked this part of south-central Indiana for more than 20 years, and fast sales next to healthy inventory usually tell me buyers are active and paying attention.

What do the August 2026 numbers show for Lawrence County?

Here's the August snapshot for single-family homes from the Indiana REALTORS data hub:

  • Median sale price: $227,300

  • Sale-to-list ratio: 94.1%

  • Median days on market: 26 days

  • Active listings: 250 on an average day

  • New listings: 101

  • Months of supply: 5.5

  • Homes sold: 44

Over the 12 months from September 2025 through August 2026, the same source shows 543 single-family homes sold in Lawrence County and 808 came on the market.

Was August a typical month?

Not quite, and that's worth knowing before anyone reads too much into it. Lawrence County closes somewhere around 45 single-family homes a month, so a handful of sales can move the monthly numbers a lot. Here's how August compares with the wider windows in the same Indiana REALTORS data:

  • Median days on market: 26 in August, 40 for June through August, 42 over the last 12 months

  • Median sale price: $227,300 in August, $232,500 for June through August

  • Sale-to-list ratio: 94.1% in August, 94.8% for June through August

So August moved faster than usual, at a slightly lower price. I wouldn't call that a trend yet. The June through August and 12-month figures are the steadier read, and my late-August Lawrence County post has more of the year-to-date picture.

What does 5.5 months of supply mean?

Months of supply estimates how long it would take to sell every listed home at the current pace if nothing new came on the market. Housing economists generally call five to six months balanced, according to the National Association of Home Builders. Lawrence County's 5.5 sits right in the middle of that range, a little above Monroe County's 5.0 for the same month. Buyers have choices, and sellers have a working market.

What does this mean if you're buying around Bedford?

You have options and some room to negotiate, since single-family homes sold for 94.1% of list price in August. But a fast median also means a well-priced house in good condition may not wait for you. If you're relocating for Crane or GM Bedford, or moving down from Bloomington, see the homes you like early and know your budget before you tour. Price is still a big part of the appeal here.
