Monroe County Market Check: Why Did Homes Take 67 Days to Sell in September?
Single-family homes in Monroe County took a median of 67 days to sell in September 2026, up from 49 days in September 2025, according to the Indiana REALTORS housing data hub. The median sale price barely moved over that same year. So homes are taking longer to sell, but they aren't selling for less at the median.
Lesa Miller is a REALTOR® and broker in Bloomington, Indiana, who helps buyers and sellers in Bloomington, Bedford, Martinsville and the surrounding towns. Here's how I read the newest numbers, and what I'd do with them.
What do the September 2026 numbers show?
Here's the September snapshot for Monroe County single-family homes:
Median sale price: $357,500, compared with $357,000 in September 2025
Median days on market: 67, compared with 49 in September 2025
Homes sold: 98, compared with 81 in September 2025
Months of supply: 5.0, compared with 5.5 in September 2025
Active listings: 525 on an average day, compared with 542 in September 2025
New listings: 148
Sale-to-list ratio: 92.9%
Should you worry about 67 days?
Not from one month alone. Median days on market was 37 in August, so September was a big jump. A steadier read is July through September, when the median was 42 days.
I'd watch whether October stays up near September or settles back toward that 42. Either way, a seller today should plan on this taking a while, and a buyer usually has time to see a home twice.
Did Monroe County home prices go up or down?
Neither, if you compare September to a year ago. The monthly median has bounced around, though. Here it is by month, as the data hub shows it now:
April: $340,000
May: $358,950
June: $345,000
July: $394,125
August: $308,250
September: $357,500
With about 100 sales in a month, the particular homes that happen to close can move the median by tens of thousands of dollars. That's why I'd be careful reading one month as a price trend. July through September, the median was $360,000.
If you read my last check, Monroe County Market Check: Is It a Buyer's Market This Fall?, a few of those earlier months look a little different now. The data hub updates past months as more sales get reported, so these are the current figures.
What does 5.0 months of supply mean?
Months of supply asks a simple question. If no new homes came on the market, how long would it take to sell everything listed at the current pace? Housing economists generally treat five to six months as balanced.
At 5.0 months, Monroe County sits at the edge of that range, the same reading as August. Over the last 12 months, 1,258 single-family homes sold here and 1,854 came on the market.
What does this mean if you're selling?
Plan for time, and plan for negotiating. In September, homes sold for a median of 92.9% of their list price. That's why we start with the numbers and price the home just below what the market will truly pay for it. How to Price Your Home Correctly in Bloomington Indiana walks through how we do that.
What does this mean if you're buying?
You likely have more room than buyers had a few years ago. You can usually take time to see a home again, ask good questions and keep your inspection. How much to offer is always your decision. I'll give you my best advice, based on what the numbers and the particular house are telling us.
