This week's 30-year fixed mortgage rate, 7.40 percent, with last week's and last year's averages, from Freddie Mac

What Are Mortgage Rates in Indiana This Week?

October 15, 2026•3 min read

The 30-year fixed-rate mortgage averaged 7.40% for the week of October 15, 2026, according to Freddie Mac's Primary Mortgage Market Survey. That's unchanged from last week and up from 6.27% a year ago. The 15-year fixed averaged 6.71%.

Is this the rate I'll get?

Not exactly. Freddie Mac's number is a national average. Your rate depends on your credit, your down payment, the loan type and whether you pay points. Freddie Mac releases a new number every Thursday at noon Eastern, so it can change by next week. A lender can give you your real number.

What does 7.40% do to a monthly payment?

Here's principal and interest on a $250,000, 30-year loan:

  • At this week's 7.40%: about $1,731 a month

  • At last year's 6.27%: about $1,543 a month

That's about $188 more a month compared with a year ago. Taxes, insurance and any mortgage insurance come on top, so your full payment will be higher.

Should you wait for rates to drop?

Nobody can promise where rates go next. They move with inflation data, Federal Reserve policy and the bond market. If rates fall, more buyers usually come back, and that can mean more competition for the same homes.

The better question is whether a payment works for you today on a home that fits what you need. If it does, that's worth a real conversation. If it doesn't yet, a plan beats watching the news.

What should you do this week?

  1. Get pre-approved, so you know your real rate and price range. My post Pre-Qualified vs. Pre-Approved: What Bloomington, Indiana Buyers Need to Know First explains the difference.

  2. Ask your lender about locking. Rate Locks Explained: When to Lock Your Mortgage Rate walks through how a lock works.

  3. Compare more than one quote. Freddie Mac notes that getting multiple quotes can save buyers thousands over the life of a loan.

I work with buyers and sellers across Bloomington, Bedford, Ellettsville, and the surrounding south-central Indiana communities. Some are downsizing. Some are relocating for work at Cook, Novo Nordisk, IU, or Crane. Some are parents buying a place for their student at IU. Some are first-time buyers trying to figure out where to start. What they have in common is they want a straight answer and a plan that fits their situation, not a sales pitch. Since 2001. JD/MBA.
