Staging doesn't change your home's square footage or its condition. It won't fix a dated roof or a cramped layout, and it won't make an inspection issue disappear. What it does well is help buyers picture themselves living there. Decluttering, depersonalizing, and arranging furniture so rooms feel open, that's what actually moves the needle during showings.

What actually gets you the biggest return

You don't need a full professional staging budget to get the benefit. Sometimes it's as simple as clearing counters, removing extra furniture, and making sure each room has an obvious purpose. What matters most is how your home performs during the actual walkthrough, the same moments an experienced agent is paying close attention to during a showing.

If you're selling as-is and skipping repairs, staging still matters, arguably more. Buyers touring a home listed as-is are already braced for some flaws, so a clean, decluttered space reassures them the home has been cared for even if it needs work.

What staging can't fix

Staging is not a substitute for pricing your home correctly, and it's not a way to hide real problems from a buyer.
