The part that worries you

You have spent months, maybe years, earning this client's trust. Now they are moving somewhere you don't work, and you have to hand them to someone you've never met.

You don't know who answers the phone. You don't know how fast. And you don't know if you will hear anything again before closing, or whether your fee survives the trip.

That handoff is your relationship on the line. I treat it that way.

What happens when you send me a client

  1. The agreement comes first. Send me your brokerage's referral agreement. I get it signed on my side the same day, and I don't contact your client until it's fully signed.
  2. Your client hears from me within one business day. A phone call, not an auto-text.
  3. You get an area snapshot you can forward. One page on the towns your client is looking at, written for them, with your name on the referral. You look good for sending them somewhere solid.
  4. You hear from me at four points. First conversation. Showings start, or the listing goes live. Under contract. Closed. And any time something goes sideways, you hear it from me first.
  5. Your fee is paid at closing. 25% of my side of the commission, paid broker to broker at closing, exactly as the agreement says.

Where I work

Bloomington, Bedford, Ellettsville, Martinsville and the surrounding south-central Indiana communities. Buyers and sellers, mostly $200,000 to $600,000, and above that as well.

If your client is priced out of Bloomington, I can show them the towns around it. Ellettsville and Bedford run below Bloomington on price and move at least as fast.

If they are inheriting a house here, downsizing, or selling a family home from out of state, that is also a large part of what I do.

Who your client gets

25 years in real estate here and over 600 closed transactions. There is not much left in a transaction I have not already seen go sideways. That is mostly what your client is getting.

Will I hear from you after the handoff?

Yes, at four points: after my first conversation with your client, when showings start or the listing goes live, at contract, and at closing.

Yes. Including clients who live out of state and need to sell an inherited house or a parent's home here.

Do you help clients moving to Bloomington, Indiana?

Yes. Buyers relocating for work, Indiana University, IU Health or NSWC Crane, and sellers moving away. I talk with your client before they arrive, so their first trip here is spent on the right homes. I also show homes by video for clients who can't be here yet.
